Terms and Conditions
This statement was last updated on 1st October 2024.
All our estimates and works are subject to these terms and conditions. Instruction by the customer to proceed with the works detailed in our estimate confirms their understanding and acceptance of these terms and conditions in their entirety.
Estimates
Our estimates are based on a non-intrusive survey of the property, and as such, it represents our best assessment of the works involved. When we carry out the works, should any unforeseen additional works be required, these will be subject to further charges. This also includes any issues highlighted with existing systems, such as pipe work, joints, plumbing and heating components, electrics, gas supply etc. If the customer is aware of any issues with the existing systems, these must be informed to us at the time of the survey or before the works commence.
For some smaller works, it is not always cost effective to carry out a site survey, so we rely on the customer description of the work and photos they may provide together with our experience of previous similar works to provide an estimate. Additional charges may apply if during the works our time estimates are exceeded and/or additional products or materials are required.
Replacing old taps
While we will make all efforts to carefully remove old taps and/or fittings from ceramic sanitaryware, there is a risk of breakage where taps and fittings have become seized. Customer accepts this risk and that the cost to replace the sanitaryware will be an additional cost.
Scale, sludge and debris
Due to the nature of plumbing and heating systems, over time, scale, sludge or debris can build up in the pipework and plumbing and heating components. During our servicing, repairs or replacement of components, this can cause scale, sludge or debris to become dislodged, which may then cause additional issues with other parts of the system. We reserve the right to charge for the rectification of any subsequent issue caused. Customer accepts this potential risk and the additional charges that may result.
Access and delays
Unless told otherwise at the time of the survey, it is assumed that unrestricted access to all relevant parts of the property will be afforded to us while carrying out the works. Any delays caused by restricted access not notified at the time of survey may be subject to additional charges and/or delay in completion. Where other trades are involved at the premises and these trades are not under our control, any delays that may be caused to our progress by these trades may be subject to additional charges and/or delay in completion.
Unless specified in the estimate, the works will be carried out in one consecutive visit. Pauses or extra visits at the request of the customer or caused by circumstances beyond our control maybe subject to additional charges and may affect the completion date.
Safety
It is the responsibility of the customer to ensure that children and pets are kept away from the areas in which we are working and that clear access to working areas is prepared prior to the works commencing and maintained during the works.
Timescales & hours of work
All dates or times given for the start of, or duration of the works are given in good faith based on the information gained during the survey and our current workload commitments. These times may be varied, however, due to unforeseen circumstances e.g. emergency callouts, breakdowns, sickness, delivery delays etc. or to circumstances beyond our control. No liability will be accepted if it is not possible to meet customer timescales. No allowance has been made for out-of-hours working unless specified or to suit our own requirements.
Making good
If, during the execution of the works it is necessary to gain access into floors below fitted carpets, these will be lifted by us and laid back on completion. No re-stretching or fixing has been allowed for unless specified. For floors covered with thermoplastic tiles, vinyl sheet covering, cork tiles or laminate flooring etc, no allowance has been made for reinstatement unless specified. Except for holes formed in floorboards, all holes formed during the execution of the works will be made good on completion. No allowance has been made for re-instatement of decorations, unless stated in the estimate. We do not guarantee to match existing brickwork where boiler flue terminals have been removed.
Additional works
Any additional works that the customer requires to be carried out while the specified works are being executed will be charged at extra cost. An indication of such cost will be given and the customer’s agreement to same will be obtained before the additional works proceed.
Utilities
During the execution of the works, it may be necessary to isolate water, gas and electrical services. This will be advised in good time and the period of isolation will be as short as possible.
Gas safety
Prior to commencement of work involving gas appliances, the existing gas supply will be subject to a tightness test to check for compliance with Gas Safety Regulations. Any faults found will be advised to the customer and any rectification works required may be subject to additional charges.
Power flushes
Should the works include a power flush of the existing heating system, the customer should be aware that while this treatment is usually harmless, if there are any weaknesses of the existing pipe work, joints and components etc, leaks may occur. Should any such problems be encountered then any rectification works required will be charged at extra cost. The customer accepts this potential risk and the additional charges that may result.
Combination boilers
Should the works include a new combination heating boiler connected to an existing heating system, the customer should be aware that the higher pressures used by this type of boiler may find weaknesses in the existing system. Should any such problems be encountered then any rectification works required will be charged at extra cost. Customer accepts this potential risk and the additional charges that may result.
Unvented cylinders
Should the works include a new unvented cylinder connected to an existing gravity water system, the customer should be aware that the higher pressures used by this type of cylinder may find weaknesses in the existing system. Should any such problems be encountered then any rectification works required will be charged at extra cost. Customer accepts this potential risk and the additional charges that may result.
Leasehold/rented property
If the works are being carried out in a leasehold/rented property it is the sole responsibility of the customer to ensure that all necessary permissions have been obtained in writing from the landlords/managing agents. We accept no responsibility whatever for any works carried out without the necessary permissions.
Waste removal
The removal of all waste resulting from the works is the responsibility of the customer. We will include the cost in our estimate for waste removal should the customer require us to organise this service.
Warranties
Work will be guaranteed for a period of twelve months from date of completion against faulty design and workmanship. This guarantee does not extend to existing, installed equipment, pipe work or fittings.
Except for new boilers, any products supplied are passed onto the customer and will be subject to the suppliers/manufacturer's warranty. It is the customers responsibility to register product warranties.
Boilers will be registered with the manufacturer by us on behalf of the customer and the guarantee certificate will be forwarded when received.
Should a product we have supplied fail during its warranty period, we reserve the right to charge for any work to investigate, repair or replace the product. We will make best efforts to assist the customer in obtaining a replacement product under its warranty with our suppliers.
Customer supplied products
Any products supplied by the customer or others for our fixing will be unpacked and inspected in the presence of the customer where possible. Any faults found will be pointed out to the customer whose responsibility it will be to obtain replacement items. Any delays caused by faulty or damaged items may be chargeable, may result in us withdrawing from site and may affect the completion date of the works.
Payment
Payment is due on completion of the works and presentation of our invoice, unless stated differently on the estimate. For larger projects, such as bathroom refurbishments, new boiler or central heating systems, we may require part payment in advance of the works commencing; this will be detailed in our estimate. We reserve the right to charge monthly interest at the rate of 5% above Lloyds Bank plc’s current base rate for late payments.
Ownership of any products supplied, whether fixed or unfixed, shall not pass to the customer until payment in full has been received. In the event of non payment, we reserve the right to take whatever legal action may be necessary to secure payment for the works carried out and materials, components or products supplied either fixed or unfixed which may then incur additional cost to the customer.
